Aircraft Dry Lease Agreement

Blue Skies Time Builders LLC · Western Airpark (06WN)

This Aircraft Dry Lease Agreement (“Agreement”) is entered into between Blue Skies Time Builders LLC (“Lessor”) and the undersigned Lessee. The purpose of this Agreement is to provide the Lessee temporary operational use of the aircraft under the terms and limitations described below.

1. Aircraft

Make/Model: Cessna 150 (N714LP)  ·  Base Airport: Western Airpark (06WN)

2. Lease Term

This is a fixed lease agreement unless otherwise agreed to in writing. Unused prepaid hours do not carry over beyond the lease term and are non-refundable after the lease period has ended.

3. Block Time Option *

Prices do not include tax. Hours flown beyond the prepaid block are billed at $75/hour upon return, due immediately.

4. Dry Lease Terms

This is a DRY LEASE. The Lessee is solely responsible for purchasing fuel. 100LL aviation fuel only; Phillips X/C 20W50 oil only (oil supplied by Blue Skies Time Builders LLC, in the hangar). The Lessee must maintain engine oil above 4 quarts at all times; operation below 4 quarts is prohibited.

5. Pilot Requirements

Lessee must hold a valid Private Pilot License (PPL) and a current FAA medical certificate, and comply with all FAA regulations. Before solo operation, the Lessee must complete a minimum one-hour checkout flight with a CFI of their choosing, and provide a logbook photo or other proof before the first solo flight. This checkout is required by the Lessor’s insurance policy regardless of total experience.

6. Operating Area

The aircraft may be operated within a 200 nm radius of 06WN. Repeated takeoffs/landings and pattern work at 06WN are prohibited. Within 200nm, the Lessor provides/arranges repairs at its expense. Outside 200nm, the Lessee is responsible for repair labor and travel charges (Lessor covers parts unless damage was from negligence, misuse, or violation of this Agreement) and for return of the aircraft.

7. Return of Aircraft

The aircraft must be returned to 06WN no later than the lease end date unless approved in writing. Late return incurs $50 per calendar day. Return the aircraft clean, with all equipment, documents, keys, covers, and accessories accounted for, and fuel tanks filled to half.

8. Tiedown, Storage, and Parking

During the lease the Lessee may base the aircraft at any airport of their choice within 150nm of 06WN, and is responsible for all tie-down, hangar, ramp, landing, parking, and other airport charges. If parked outside overnight, install and secure tie-down straps, fuselage cover, pitot tube cover, and yoke gust lock. Failure to secure the aircraft may result in Lessee liability for resulting damage.

9. Maintenance Requirements

The Lessee monitors tach time (reference times placarded beneath the tachometer). Return the aircraft to 06WN for oil service and the 100-hour inspection up to 5 hours before the placarded tach time. Notify Blue Skies when an oil change or 100hr is approaching so service can be scheduled with minimal downtime. The aircraft may not be operated beyond the 100-hour inspection limit. Notify Blue Skies when the aircraft is returned for scheduled maintenance.

10. Maintenance Downtime Credit

Any downtime from scheduled maintenance, oil changes, inspections, or owner-directed repairs pauses the lease calendar; the return date is adjusted in writing.

11. Damage, Negligence, and Incidents

The Lessee shall immediately notify Blue Skies of any damage; any mechanical issue or squawk (even if not an airworthiness issue); any accident or incident; any FAA enforcement action; and any hard landing, prop strike, or abnormal operation. The Lessee is financially responsible for damage caused by negligence, unauthorized operation, violation of FAA regulations, operation contrary to this Agreement, or improper securing/storage.

12. Prohibited Operations

No flight instruction for hire (except the required checkout or training received by the Lessee), commercial operations, illegal activities, aerobatics, off-airport operations, intentional spins, towing, or operation on unapproved surfaces (paved runways only). The aircraft may only be operated by the approved Lessee unless authorized in writing.

13. Insurance

If the aircraft is involved in an accident or incident resulting in damage during the lease, the Lessee is responsible for the applicable insurance deductible. Blue Skies strongly encourages, but does not require, Non-Owned Aircraft Renter’s Insurance.

14. Breach of Lease Terms

Any violation may result in immediate termination at the Lessor’s sole discretion; unused prepaid amounts may be forfeited.

15. Governing Law

This Agreement is governed under the laws of the State of Washington.

16. Entire Agreement & Binding Effect

This document constitutes the full agreement between the parties and supersedes all prior verbal or written agreements. Any modifications must be made in writing and signed by both parties. This Agreement is not binding until it has been signed by both the Lessee and the Lessor. The Lessee’s signature below constitutes an offer only; the Agreement becomes effective and binding only when the Lessor (Michael Beckett, on behalf of Blue Skies Time Builders LLC) has countersigned and returned a fully-executed copy to the Lessee by email.
